What's different about Redmond homes

Redmond sits lower and drier than Bend, and wind exposure is a bigger factor here than snow. Open lots without mature trees take direct sun on all four elevations, which shortens the life of a finish on every side rather than just the south wall.

The open ground north of Redmond, out toward Terrebonne, is the extreme version of this. We repainted a home there where the owners called us because the color had gone flat across every elevation rather than just the south wall, and the caulk joints had cracked open. With no tree cover there is nothing to break up the sun, so the whole envelope ages at the same rate. That one went back on as a three-tone, body, trim, and gables.

A duplex we repainted in Redmond showed the whole failure pattern at once. Both sides had faded past the point of chalking, where UV has broken down the binder holding the pigment together and the colour comes off on your hand as powder. Chalk is a bond breaker, which is why a repaint starts with a real pressure wash and not a rinse: paint applied over chalk has nothing solid to grip and fails early no matter what it cost. The caulk joints had let go as well, so we cut the old caulk out instead of caulking over it, spot-primed, used a high-build bonding primer to bridge the feathered edges where the old paint had peeled, sanded those areas flush so they would not telegraph, and put the building back as a two-tone in a single sheen.

A lot of Redmond housing stock is 1990s and 2000s construction with hardboard siding. That material needs the bottom edges checked carefully for swelling before anything gets coated.

That is chalking, and it is the most common failure we see on open lots around Redmond. UV breaks down the binder that holds the pigment in the paint film, and once the binder goes the pigment is left sitting loose on the surface. It matters more than it looks: chalk is a bond breaker, so fresh paint applied over it has nothing solid to grip and will fail early regardless of how good the coating is. The fix is not complicated, it is just not optional. The surface gets pressure washed until it stops shedding before any primer or paint goes near it.

Because the joint moves and the caulk has a limited amount of movement it can absorb. Central Oregon swings a long way between daytime and overnight temperatures, so siding and trim expand and contract every single day. Once that daily movement exceeds what the caulk can take, it splits, and the paint over the top splits in the same line. Caulking over a failed joint just hides it for a season. We cut the old caulk out and replace it.
