Powell Butte is open, rural, and almost entirely unshaded, which is harder on an exterior finish than anywhere else we work. We paint and stain out there, including custom homes at Brasada Ranch.
Painting in Powell Butte
Almost nothing out here is shaded. On a lot with mature trees the south wall fails first and the rest of the house follows years later, which lets you recoat one elevation and buy time. On open ground in Powell Butte all four elevations weather at roughly the same rate, so the whole envelope tends to come due at once. It is worth budgeting for a full repaint rather than a patch.
Lots are large and rural, so wind-driven dust settles on siding on top of the UV exposure. That makes the wash step matter more, not less. Coating over dust leaves the new film sitting on a layer that was never bonded to anything.
Brasada Ranch is the exception to the rest of the area: a resort community of custom homes built with heavy timber and wood siding rather than lap siding and paint. We finished a custom home there with the entire exterior sprayed and backrolled in stain, and the fascia as the only painted element on the building. Backrolling matters more on new wood than most people expect, because it works the stain into the grain instead of leaving it lying on the surface.

Because nothing breaks up the sun. UV destroys the binder that holds pigment in a paint film, and a property with no tree cover takes that exposure on every elevation instead of just the south and west walls. The practical difference is that a shaded home fails one wall at a time, while an exposed one comes due all at once.
Stain, in most cases, if the wood is worth seeing. Stain penetrates and keeps the grain visible, and it wears rather than peeling, so the maintenance recoat is far less work than stripping failed paint. Painted elements still have their place: on the Brasada Ranch home we finished, the fascia was painted and everything else was stained.
